How to Buy Property in Hungary as a Foreigner in 2026

It is important to note that most agricultural and forestry land is off-limits to foreigners. This also applies to EU citizens. You also need to remember that Hungary imposes a 4% property transfer duty, one of the highest buyer taxes in Central Europe.
Steps to Buying Property as a Foreigner
Getting permission from the Land Registry is the first step to owning property in Hungary. Your lawyer should also be from Hungary and be able to assist you in finding the right property. While a local estate agent can help you identify listings you may be interested in, your lawyer should help you check that the property you want to buy is free of debt and legal issues.
If everything is above board, your lawyer will draw up a purchase contract. This contract will comply with Hungarian law. Again, there is no way to legally purchase land or property in Hungary as a foreigner without a lawyer.
Once you have signed the contract, your lawyer will help you register the property with the Land Registry. You have to register it to get your ownership rights. The Land Registry will provide you with a property ownership certificate. Remember to get a tax ID number from the tax administration as well.
